We build from the ground up — slab, frame, roof and facade, and an interior finished ready to move into.
Interior finishing
Tiling, plastering, parquet, wallpaper and paint. The finish is where a build is won or lost — and it is what you look at every day.
Kitchens and fitting
We strip out the old, run power and water to where they belong, and fit the new so the doors hang straight.
Roofs, facades and terraces
Decking that has rotted, joists that have given way, roofs where water sits, panelling that lets the cold in. We strip back to the base and rebuild.
Saunas
A sauna built on site to your measurements, with panelling that takes the heat and benches built to take the wear.

We talk
Call and tell us what you want done, or what has gone wrong. You get a few questions back and a first idea of what the work involves. The call costs nothing.
We come out
At your place we measure up, look over what we are working with and work out how long the job will take. You get that figure before we start.
We build
You are told which days we are at your place and how far the work has got. The same tradespeople come back each day, from the first to the last.
We walk through
Before we leave we go through the work with you. If something did not turn out as you intended, we put it right.
A terrace that was about to give way
The decking had rotted down to the joists and water was sitting against the sheet metal. We stripped it back to the base, replaced the bearers, re-sealed it and laid new decking. The view was the only thing we kept.

One room at a time
We put up dust protection and screen off the work area. Tools and materials stay inside it, so the rest of the house remains usable while the job runs.
Greater Stockholm, and beyond it
We come out for a free site visit anywhere in Greater Stockholm, and take jobs further out in the county by arrangement. Under each area is what we most often do there.
Common questions
What does a renovation cost?
After a site visit we estimate how long the job will take and what the materials cost. The hours depend on the area, how much has to come out and the materials you choose. The site visit and the estimate cost nothing. We invoice by the hour: SEK 480 excluding VAT, SEK 600 including.
How long does a kitchen replacement take?
It depends on what is involved. A straight swap, with the electrics and plumbing staying where they are, can be done in three to five working days. If the wiring and plumbing have to be rerouted, walls moved or floors relaid, it runs to weeks instead. We tell you the timeframe we expect after the site visit, before we start.
Can we stay in the house while you work?
Usually yes. During a kitchen replacement you will of course be without a kitchen for as long as the work takes — we tell you how long after the site visit, so you can plan around it.
Does the ROT deduction apply?
Yes. The ROT deduction is 30% of the labour cost, up to SEK 50,000 per person per year, and applies to renovation, rebuilding and extension of a home you own. We take it off the invoice directly and handle the application to the Swedish Tax Agency, so you neither front the money nor fill in any forms.
Which areas do you work in?
We are based in Stockholm and work across Greater Stockholm, but we have also taken jobs further out in the county — Södertälje and Norrtälje among them. If the job is some way off, we agree the travel before we work out a price. The site visit costs nothing either way.
Do you have F-tax registration and insurance?
Yes. Vlade & Co Bygg och Renovering AB is a registered Swedish limited company, approved for F-tax and covered by liability insurance.
How soon can you start?
Call and we will tell you how the schedule looks right now. Smaller jobs can often start within a couple of weeks. Larger projects such as a new summer house need more notice.
Do you build garden annexes from scratch?
Yes, from the slab and foundation through frame, roof, facade and finished interior. We take on the whole build, not just parts of it. A new build does not qualify for the ROT deduction, though — that covers renovation, rebuilding and extension.
What languages do you speak?
Swedish, English and Ukrainian.
